Often times, people buying a new home think they don't need a home inspection.  WRONG!  Even if you bought from a reputable builder, your new home probably has many defects, including safety issues.  Quite frequently, items you can't see (like the roof) will be installed incorrectly, or may not even be finished.  In fact, new homes usually have numerous defects.  And without a professional home inspection, you probably won't know about these defects until AFTER your warranty expires!  So be sure to have your new home inspected BEFORE your warranty expires and while the builder is still paying for your repairs.

Home builders often give buyers the runaround when it comes to making repairs under the home's warranty.  Unless you're persistent, the builder may not make all the necessary repairs.  Sometimes the builder will send their warranty representative out to try and convince you there's nothing wrong, or it's not covered under your warranty because of something you did.  Even if the builder agrees to make the repairs, you may get sub-contractors that don't show up, or they do show up and do a terrible job requiring 4 or 5 return visits to get it right.

It's all part of the home builder warranty game!  If you aren't willing to jump through all the builder's hoops during your warranty period, guess who gets stuck paying for the builder's mistakes?  YOU DO!

Don't let the builder give you the runaround.  An experienced, professional home inspector will help you document the problems you already know about, and find the problems you don't know about.  You'll receive a professional home inspection report containing a summary of problems found, along with color pictures and more detailed information on each defect.  Your home inspection report will make it much more difficult for the builder to claim there's no problem!
